The new Hungarian golden visa for non-EU investors

Many countries offer visas and residence permits to wealthy non-EU investors subject to certain conditions. In many places, this is only referred to as the "golden visa" or "golden visa", as it provides a quick opportunity to stay in the country in the case of certain investments. Hungary also entered the competition for investors by opening a new visa and residence permit category for non-EU citizens from January 2025.

The guest investor visa entitles you to stay in Hungary for more than ninety days within one hundred and eighty days and to enter multiple times, and to apply for a guest investor residence permit in the territory of Hungary.

Who can get a guest investor visa?

a.) whose entry and stay is of national economic interest in view of his investments in Hungary

b.) Completed the followings:

  • has a valid travel document,
  • has the necessary permission for return or onward travel
  • confirm the purpose of your entry and stay
  • has financial cover for the entire duration of his stay covering his housing and subsistence as well as the costs of departure,
  • is considered to be insured for the full range of health benefits or is able to cover the costs of its health care,
  • is not subject to expulsion or entry and residence bans, or his entry or stay does not endanger the public order, public security, national security or public health interest of Hungary,
  • is not subject to an SIS alert. (SIS alert: You are not prohibited by a Schengen State or your entry or stay is not prohibited

Duration: Up to two years.

c.) Whoever declares that he/she has or plans to have one of the following investments and certifies that he/she has an amount of lawful origin corresponding to one of these investments, which must be available or transferable in the territory of Hungary and undertakes to make the investment within 3 months from the date of entry into the territory of Hungary.

What types of investment is possible?

  1. Acquisition of a unit of at least EUR 250,000 issued by a real estate fund registered by the National Bank of Hungary.
  2. Acquisition of ownership in a residential property with a value of at least EUR 500,000, which is physically located in the geographical area of Hungary and registered in the land registry under a cadastral number, free of litigation, encumbrances and claims
  3. Providing a financial donation of at least EUR 1,000,000 to a higher education institution maintained by a public asset management foundation with a public mission in order to support educational, scientific research and artistic creative activities.

Detailed rules of real estate fund type investment

  • the unit must be kept by the investor for at least five years
  • the unit must be a unit of which at least 40%of the net asset value is realized in Hungary, residential real estate and its real estate fund manager has at least a simplified site security certificate.

Purchase of residential property

  • At the time of the acquisition of the residential property, a prohibition of alienation and encumbrance of the residential property shall be registered in the land register for a period of 5 years from the date of conclusion of the sale and purchase contract
  • The residential property may be owned exclusively by the third-country national or by the third-country national and his/her spouse or child for a period of five years.

Residence permit for visiting investors

  1.  With this type of residence permit, the investor can act as an individual entrepreneur or as the manager of a business company. Also, the investor and his/her spouse/children may take up employment without restriction.
  2. A guest investor residence permit may be granted to:
    • hold a valid travel document
    • has the necessary permit for return or onward travel,
    • provides proof of the purpose of his/her entry and stay,
    • has an accommodation or residence in Hungary
    • is not subject to expulsion or a ban on entry and residence,
    • is not the subject of an SIS alert.(A person who is the subject of an SIS alert is a person who is refused entry or expelled from a Schengen State.
    • holds a valid visitor investor visa.
