Much of Budapest's premium residential market lies on the Buda side. The most sought-after areas are District II (Rózsadomb, Pasarét, Hűvösvölgy, Törökvész), District XII (Svábhegy, Zugliget and the area around Városmajor), District I (the Castle District, Víziváros, Krisztinaváros), and Gellért Hill and Sashegy in District XI. According to Otthon Centrum's data for the first quarter of 2026, District II had the highest asking price per square metre for new-build apartments in Budapest, at HUF 3.7 million.

In short

  • District II: villa quarters, Bauhaus heritage and forest on the doorstep, with extensive green surroundings at the edge of the city.
  • District XII: the highest point in Budapest, János Hill, the cogwheel railway and chairlift, and several international schools.
  • District I: UNESCO World Heritage, historic apartment buildings and penthouses, a small area with limited supply.
  • Districts XI and III: Gellért Hill, Sashegy, Csillaghegy and the Római-part, generally with lower prices per square metre.

Which Buda district is the most expensive?

Different analyses use different methods and periods, so they cannot be compared with each other. The table below uses a single source, Otthon Centrum's asking prices for new-build apartments in Q1 2026, so the relative position of the districts is clear.

DistrictNew-build asking price (Q1 2026)AreaPopulation (2022)
District IIHUF 3.7 million/m²36.34 km²86,567
District XIIHUF 3.57 million/m²26.67 km²57,295
District Iover HUF 3 million/m²3.41 km²23,685
District XIapprox. HUF 2.1 million/m²33.49 km²141,090
District IIIapprox. HUF 2.1 million/m²39.70 km²124,746

Prices for older apartments are considerably lower. According to ingatlan.com, the median asking price of pre-owned apartments in District I was HUF 1.87 million per square metre in July 2026. The Hungarian Central Statistical Office (KSH) reported that pre-owned home prices in the Buda hills were 4.6% higher in Q1 2026 than a year earlier.

District II: Rózsadomb, Pasarét, Hűvösvölgy

District II is one of Budapest's largest districts, covering 36 square kilometres. In its inner part, Rózsadomb is the classic Buda villa quarter, with the area around Gül Baba's tomb and slopes overlooking the Danube. Pasarét is known for its quiet, garden suburb atmosphere and interwar Bauhaus villas. The Napraforgó utca model estate is a rarity of architectural history.

Further out, Hűvösvölgy and Pesthidegkút bring the forest close. The Children's Railway starts from Hűvösvölgy, a popular base for hikes. SEK Budapest international school is also located in the district, on Hűvösvölgyi út.

According to a May 2026 analysis by zenga.hu, around 40% of listings in District II are priced above HUF 200 million, a clear sign of the district's premium character.

District XII: Svábhegy, Zugliget, Városmajor

Hegyvidék, as District XII is known, is home to Budapest's highest point, the 527 metre János Hill. The villas and new-build residences of Svábhegy form one of the city's most sought-after areas. Near Városmajor the city centre is close at hand, and the cogwheel railway runs from here up to Széchenyi Hill. From Zugliget, the chairlift takes you up to János Hill.

For families, it matters that several international schools operate in the district: Budapest British International School, Greater Grace International School, Deutsche Schule Budapest and Britannica International School.

District I: Castle District, Víziváros, Krisztinaváros

District I is the smallest district in Buda, just 3.4 square kilometres. The Buda Castle Quarter and the banks of the Danube have been a UNESCO World Heritage site since 1987. Supply is limited: renovated apartments in historic buildings, attic penthouses and homes with a view in Víziváros, and the quieter streets of Krisztinaváros. Those looking for historic surroundings and the closeness of the Danube will find exceptional apartments here rather than villas with gardens.

District XI: Gellért Hill and Sashegy

Újbuda is a large and varied district, with its premium properties concentrated on the slopes of Gellért Hill and around Sashegy. The 235 metre Gellért Hill is crowned by the Citadella and the Liberty Statue, with the Gellért Baths at its foot. The Sas Hill nature reserve is a green refuge within the city. The Buda section of the M4 metro line, open since 2014, also helps with transport.

District III: Óbuda's green belt

The premium residential areas of Óbuda-Békásmegyer lie towards the hills around Csillaghegy and Testvérhegy, and along the Danube near Rómaifürdő and the Római-part. The district is home to Aquincum, the ruins of a Roman city, and to British International School Budapest. The suburban railway (HÉV) connects the district with the city centre and Szentendre.

What to weigh up when choosing

  • Lifestyle: a villa with a garden, a quiet villa apartment or a city apartment with a view?
  • Transport: for daily commuting to the centre, Városmajor, Víziváros and inner Rózsadomb are convenient, while the hillside areas are easier by car.
  • Schools: several international schools operate in Districts XII, II and III, which is often decisive for families.
  • View and orientation: plots facing south or east with a view are rare, and this is reflected in the price.
  • Market conditions: according to Duna House's July 2026 barometer, the share of properties above HUF 2 million per square metre in Buda rose from 15% to 25%, while average negotiated discounts grew from 2% to 5%.
